Will the return on investment be attractive enough and assured enough to warrant the
time and effort involved? What if interest rates rise or fall in the near future? What if
inflation returns? What if we speed up development or lower our prices? We can
provide the hard facts and accurate analyses needed to answer these questions. We
act for developers considering a new project in answering these critical questions or for
lenders seeking an independent analysis of a client's forecast for a proposed venture.
We use sophisticated analytical techniques to answer the "what if" questions. We are
often asked to compare the key financial indicators for a project, including return on
investment, internal rate of return, discounted cash flows and net present value to
industry benchmarks. This analysis can be undertaken for each element of a venture,
for an entire project, or a pool of assets, so that potential economies of scale and other
synergies can be uncovered. Our goal is to use sensitivity analysis as a decisionmaking
tool that allows for more creative investment and/or divestiture planning.
